Inspections

You probably go to the doctor every year for a checkup.  You do so to make sure everything is working properly, to curtail unknown problems and to keep yourself in prime condition.  Your commercial or industrial roof deserves its own level of attention.

Regular inspections help keep your roof in peak shape by identifying any developing problems and giving you the opportunity to address them early, before they turn into large or potentially expensive issues down the road.

Types of Roof Inspections

There are different types of roof inspections that can be conducted on your system.  Though they all include the same focus on detail and thoroughness, the end goal for each is different.

Regularly Scheduled.  The primary purpose of your annual roof checkup is to identify any underlying issues or unknown problems and get them addressed.  We generally recommend a scheduled inspection a minimum of once a year.  In some instances, twice a year is even better – in the Spring and again in the Autumn.  This allows for repair of any damage caused by the hot summer or winter elements and allows the opportunity to prepare for the upcoming winter ahead.

Storm Related.  This inspection is best conducted after severe weather has occurred.  There is no way for you to know if your roof has sustained damage and possibly needs an insurance claim filed, without a thorough roof inspection.  Storm damage can be insidious.  The overlying membrane may look perfectly fine, but the underlying board may be damaged.  Without a thorough inspection, that underlying damage may be overlooked and your opportunity to file a justifiable claim lost.

Purchase.  When considering adding a new property to your portfolio, using a professional commercial roofing company to conduct the roof inspection is a no-brainer.  With an investment the size of a building, you want the experience, knowledge, and detailed reporting capabilities Cosam Contracting provides.

Benefits of Roof Inspections

Having your roof inspected, regardless of the type of inspection, provides multiple benefits for both your building and your business.

Cost-effective.  Identifying small problems and addressing them quickly prevents them from becoming large, potentially catastrophic events.

Warranties.  Regular inspections keep your roofing warranty in full effect, protecting your investment longer.

Insurance.  When a situation arises requiring an insurance claim, documented inspections provide both a baseline to identify when the damage occurred, as well as help in negating any contributory negligence claims by the insurer.

Time Savings.  Addressing small problems as they occur can be accomplished quickly.  Allowing them to develop into larger issues will lead to longer correction times, and potentially a business-interrupting replacement.
